The Lincolnshire Portfolio

Overview

We were instructed on the sale of a large-scale residential portfolio — 119 units across 51 freehold titles in Lincolnshire, held by a landlord who had owned the assets for nearly two decades and wanted a clean exit. Large portfolios like this require a different approach. Speed and certainty matter as much as price.

The Detail

Following appraisal, we identified clear asset management potential within the portfolio — enough to make it genuinely attractive to experienced investors capable of unlocking that value, rather than simply holding what they bought.

We secured an agreed offer within three weeks of instruction. The buyer needed to be able to move fast, and through our network we introduced one who could — securing bridging finance and proceeding at pace from the moment contracts were issued.

The Outcome

Completion was achieved just 12 days after receipt of the contract pack. The vendor received the clean, certain exit they needed. The purchaser acquired a value-add portfolio with real upside. And the process, from appraisal to completion, was managed tightly throughout.
