Overview
We were instructed by a developer to achieve a full exit on completion of a newly built residential scheme in Hyde — six three-bedroom terraced mews houses, built to a high specification and offered with vacant possession.
The developer’s priority was certainty. A drawn-out sales process and rising holding costs were not an option.
The Detail
Rather than an open market approach, we positioned the scheme as a single block investment opportunity, targeting Private Rental Sector investors who could acquire the whole scheme in one transaction. We presented the case clearly: new-build specification with a 10-year warranty, strong local rental demand, and estimated rental income of around £86,400 per annum – a clean, fully completed product with no further works required.
The Outcome
The developer achieved a full exit at completion. No protracted marketing period, no void exposure, no fragmented sales process. A single transaction delivered exactly the certainty the client needed, and handed the purchaser a ready-made residential investment.
